Texas Roadhouse | ±7,500 SF Restaurant Building

Progressive Real Estate Partners brokers Albert Lopez, VP, Retail Leasing & Sales, and Pablo Velasco, Senior VP of Retail Leasing & Sales, represented the landlord, Fritz Duda Company, in a 15-year ground lease with Texas Roadhouse for a new approximately 7,500-square-foot restaurant at TownGate Plaza in Moreno Valley.

The restaurant is expected to open in early 2023 and will replace the former Outback Steakhouse, which closed in 2020. Texas Roadhouse will join a strong lineup of dining and retail users at the center, including Olive Garden, Chili’s, BJ’s Brewhouse, Starbucks, Yogurtland, and Buffalo Spot (opening soon). Retail West broker Scott Turner represented Texas Roadhouse in the transaction.
